VMWare workstation 16 performs poorly

Hi, I wonder whether others suffer any similar performance problems in VMWare workstation 16.
Host: Windows 10 LTSC 2019, hyper-v disabled. i7-8700k, 32G ram.
Guest:Windows 10 pro 20H2 with vm-tools installed, hyper-v disabled., 4cores, 8G ram.
Issue: poor guest performance, disk looks fine but ethernet speed is around 20MB, quite poor, I have tried VMXNET3, no improvements. I noticed one host cpu core is quite busy, seems handles a lot of vmexit.
Any ideas?

If you can edit the VM to reserve the CPU and RAM resources. I would mess with adding another couple of cores and RAM if you have them to spare. What kind of applications are you running on host and guest?
